Northampton golf complex to let

9.00am 29th August 2002 - Property

HLL Humberts Leisure is instructed by Northampton Borough Council to offer Delapre Golf Complex, Northampton to let on a maximum 40 year FRI lease. Annual rental offers are invited for the property, with initial expressions of interest required by 4th October 2002.

Delapre Golf Complex is a 54 hole golf facility with 40 bay floodlit golf driving range, clubhouse and greenkeepers’ compound, set within historic Delapre Park located on the edge of Northampton. The business commenced trading in 1976 and is operated as a pay and play golf facility, achieving approximately 80,000 rounds of golf per annum. The business has generated turnover in excess of £1.1 million per annum over the last four years.

Northampton Borough Council is seeking an experienced operator who will comply with the Council’s objectives. These include ensuring that the facility remains open to all members of the public and securing investment in, or redevelopment of, the existing golf courses and central clubhouse facilities.

Ben Allen, head of HLL Humberts Leisure’s golf agency team, said, “Delapre Golf Complex is a well-located and highly successful golf business that will undoubtedly be of considerable interest to the market. Seldom are such opportunities available to let and we anticipate a high level of competition to secure this business. Proposals for the business will be judged on a number of criteria including covenant strength, operating experience, the proposed annual rental and the projected capital investment in the facility.”
