James Braid Designed Private Members’ Club For Sale

12.36pm 22nd May 2020 - Property

HMH Golf & Leisure is offering a rare opportunity to acquire a James Braid designed 18 hole golf course situated in glorious countryside close to the historic city of Hereford.

Established in 1896, The Herefordshire Golf Club (pictured) has been dubbed as ‘The Gleneagles of the Midlands’ and was proposed host for the 2020 Midlands Mid Amateur Championship. This historic private members’ club offers clear potential for commercialisation, and a fine platform to achieve this.

The property, which occupies a site of c. 51 hectares (126 acres), comprises the James Braid designed 6,055 yard (par 70) golf course, practice facilities, a substantial two-storey clubhouse (with two bedroom apartment), golf shop and ancillary facilities. The business has been operated as a true private members’ club since its inception in 1896, with the membership approving the proposed sale / conversion to proprietary control at the Club’s EGM in April 2020.

Clear objectives have been set for the disposal, which include: preserving the future of the Club / the playing of golf at the property; securing capital investment in the facilities; and achieving a seamless transfer of the business. Offers for the property will be considered in the round, and the preferred bidder will be the party deemed best placed to deliver these objectives.

Offers are invited in the region of £1.0 – £1.25 million. All options for the disposal of the property will be considered, including an outright sale, joint venture, sale and leaseback, etc. However, a sale of the freehold, along with the promise of capital investment, is seen as the most likely scenario to secure the Club’s long-term future.

Ben Allen at HMH Golf & Leisure commented ‘Through our sales of North Downs and Hazlemere Golf Clubs, Tom Marriott and I have proven our long held belief that there would be a strong market for private members’ golf clubs. The Herefordshire Golf Club is an exceptional golf course, and based on our previous experiences, we expect strong interest in the opportunity.’

HMH Golf & Leisure sold 10 golf courses in 2019. This successful track record continues into 2020, as HMH currently has 9 properties under offer (or with contracts already exchanged) 3 of which have been placed under offer at their full guide prices sincethe Covid-19 lockdown.
