The $85 million Golf Entertainment Complex

A new golf and entertainment complex is coming to Johnston, Iowa in summer 2023. The new complex, Bombers Des Moines, will be located at 5055 Merle Hay Road, and will feature a 50,000 sq. ft. golf entertainment venue, a 100-room hotel, plus three commercial outlets for retail, restaurants and office space.

The project is being developed by Stoye & Kann Development, LLC, with Ankeny, Iowa-based Imprint Architects serving as the architect, Keen Project Solutions as the general contractor, and Confluence taking the lead on planning, design, and landscape architecture.

The facility will utilize state-of-the-art ball tracking and gaming technology and be managed by Troon®, the leader in golf and club-related leisure and hospitality services. The overall cost of the development is projected to top $85 million dollars.

The four-story golf entertainment venue will feature 60 climate-controlled outdoor hitting bays, where customers can enjoy food and beverage while participating in golf activities, rooftop event space, a full-service restaurant, conference meeting space, multiple themed bars, interactive video sports areas, and an arcade.

“We are very excited to finally be starting the construction phase of this project. We have been conducting pre-development research since the fall of 2020, so to see the bulldozers already on-site and beginning the grading process is wonderful. All stakeholders, including the City of Johnston, our bank, general contractor, designers, architects, engineers and environmental teams believe in this project and are ready to hit-the-ground running to quickly bring this project to the public. There is overwhelming excitement and support to bring this project to central Iowa,” said Eric Kann, managing partner from Stoye & Kann Development, LLC.

The venue’s 100-room hotel will offer mid-upscale accommodation and will be attached to the golf entertainment venue. Design calls for several suites connecting directly to golf hitting bays, a first in the nation for this type of golf facility. Negotiations with various national hotel chains began months ago, with a final determination expected in the very near future.

The Bombers Golf and Entertainment Complex is located adjacent to an upcoming city kayak launch and also connects to existing city biking and walking trails. The development team will be working to add to the trails and plans call for construction of a city park and fishing area for use by area residents. The new 200,000 sq. ft. Ignit Sports and Fitness recreation complex, which is expected to be completed in the spring of 2023, will be located across Merle Hay Road. It will house the Iowa’s largest indoor track and a full-size soccer field, as well as volleyball courts, baseball fields, eight multi-purpose courts and the area’s first cricket field.

“Our team has been in consultation with the Iowa DNR, the U.S. Army Corps of Engineers, the U.S. Fish and Wildlife Service, and landscaping architecture firms to create a development that will flow with nature,” said Allen Stoye, senior partner with Stoye & Kann. “This includes reforestation to improve the health of the forest, additional strategic planting of native trees to make this a sustainable area that encourages wildlife, the integration of storm water management, and a large park and clay-bottomed water feature for relaxation and fishing by area residents. We believe this will be an incredible community project sensitive to the environment and we are so excited to be partnered with the City of Johnston to bring this to the Greater Des Moines area.”
