Strong demand for businesses opportunities

Having just completed the sale of the popular 9-hole Four Marks Golf Course in Hampshire, the property consultants FPDSavills report strong buyer demand for small golf businesses

The leisure department in FPDSavills Oxford office has just sold one 9-hole course, recently brought three more to the market and is evaluating others. Leisure property specialist Sarah Payne says, “There are some exciting opportunities around for golf professionals, investors and lifestyle buyers. We are seeing a lot of interest, particularly from people who want to start operating their first golf business.
“Opportunities to buy these smaller golf courses can be rare, especially if would-be purchasers have strict requirements as to the type of property they want. We are getting a good response to our marketing campaigns for these properties, all of which are accessible, in good condition and established trading businesses with potential for expansion.
The three courses currently on FPDSavills‘ books are in Surrey, Essex and Wales.
Farnham Park Golf Club is an attractive, well-established 9-hole par 3 golf course, set within the boundaries of Farnham Park. It also has a purpose built clubhouse, greenkeeper’s compound and putting green. The course, which is operated on both a pay-and-play and membership basis and is particularly attractive to those seeking to practice their short game, turned over £125,000 (excluding bar and catering income) in 2003.
A right in the existing lease on Farnham Park, which has not yet been exercised by the existing tenant, provides further development potential by allowing the sale of refreshments and sporting equipment. The leasehold of the property is for sale at a guide price of £340,000.
Loughton Golf Club is a mature 9-hole golf course, with a clubhouse and adjoining storage buildings, and situated close to Epping Forest. The business has scope for growth and would be ideal for an owner/occupier. The leasehold interest is available at a guide price of £325,000.
Dolgellau Golf Course has a well-established 9-hole course and a clubhouse, which was formerly an estate cottage. The property is set close to the South Snowdonia National Park and has attractive views of the surrounding countryside. The freehold of the property is available at a guide price of £325,000.
FPDSavills recently completed the sale of the popular 9-hole Four Marks Golf Course in Hampshire. The leasehold interest was offered to the open market and sold at around the guide price of £150,000.
