Portsmouth Golf Course – To Let

HLL Humberts Leisure has been appointed by Portsmouth City Council to offer Portsmouth Golf Course, Portsmouth to let on a proposed (minimum) 25 year FRI lease. Annual rental offers are invited for the property, with first round tenders required by 30th April 2004.
Portsmouth Golf Course is an 18 hole Hawtree designed 6,139-yard (par 69) golf course with practice facilities, large clubhouse and greenkeepers‘ compound, located on Portsdown Hill overlooking Portsmouth. The business, which commenced trading in 1973, is operated as a pay and play facility and offers great potential for expansion and commercialisation.
Portsmouth City Council is seeking an experienced operator who will comply with the Council’s objectives. These include ensuring that the facility remains open to all members of the public, obtaining investment in, or the redevelopment of, the existing golf course and central clubhouse facilities and securing a sustainable annual rent for the Council.
Ben Allen, head of HLL Humberts Leisure’s golf agency team, is handling the marketing of Portsmouth Golf Course. He said, ‘Portsmouth Golf Course is a well-located golf business that derives a green fee/season ticket income in the region of £300,000 per annum from circa 40,000 rounds. The business offers considerable potential for redevelopment and growth (subject to the necessary planning consents being obtained). Proposals for Portsmouth Golf Course will be judged on a number of criteria including covenant strength, operating experience, the proposed annual rent and the projected capital investment in the facility.‘
