Perthshire golf centre for sale

12.00pm 1st August 2005 - Property

On the market through Savills Brechin office, together with DMH Baird Lumsden of Edinburgh, is the Strathmore Golf Centre at Alyth in Perthshire. The impressive set-up, on about 163 acres, comprises the 18 hole Rannaleroch Course, the 9 hole Leitfie Links course, a floodlit 10 bay driving range, a short game practice area, with a 6 hole putting green, greenkeepers’ stores and an extremely well appointed modern clubhouse.
The centre enjoys a stunning setting with beautiful views over farmland to the Sidlaw Hills to the south and the foothills of the Grampians to the north.
The centre opened in 1996 and is set in undulating, south-facing parkland. The challenging 18 hole Rannaleroch Course was designed by John Salvesen, a past captain of the Royal & Ancient Golf Club and a past chairman of the Open Championship Committee.
Rannaleroch is a par 72 course of 6,454 yards, which can provide a stern test off the back tees for the experienced, yet is remarkably forgiving of the inexperienced. Ideal for beginners and the less ambitious is the 9 hole Leitfie Links course. At 1,666 yards and par 29, it is perfect for a warm up or practice.
Operating on a pay and play basis, the centre incorporates an independent club with a current membership of 430. A weekday round on the Rannaleroch Course costs £24 per round or a day ticket can be bought for £36, rising to £30 and £45 respectively at weekends. Local demand for the facilities is supplemented by good passing trade, thanks to its excellent location in a popular tourist area.
Creature comforts are not forgotten. The modern clubhouse houses a pro shop, ladies and gents changing rooms with toilet and shower facilities, and a manager’s office. A spacious lounge with bar facilities is served by a commercial kitchen. A covered terrace and a patio enjoy lovely views over the course to the distant hills.
A planning application has been lodged to build a manager’s house, but available separately is a four-bedroomed villa backing onto the course. Also on the market in addition are a redundant steading and two fields of 11.2 acres and 16.96 acres, the larger of which may have development potential.
Ruaraidh Ogilvie of Savills comments, “This is a fantastic opportunity for either a golf course operator or a private individual to buy a well-established business in the heart of some of the best golfing country in the UK. There is real demand for the facilities that the Strathmore Golf Centre offers, and the practice and teaching facilities are absolutely superb.”
Savills and DMH Baird Lumsden invite offers over £700,000 for further details, please contact Ruaraidh Ogilvie, Savills Brechin, 01356 628628 rogilvie@savills.com
