Offers of £2 million for A1 Range

1.05am 8th July 2005 - Property

The A1 Golf Driving Range comprises a 57 bay floodlit golf driving range (39 covered single bays, 4 double covered teaching bays and 10 open bays), an all weather practice putting green, golf shop, maintenance compound and car park. The property enjoys a commercial trading location inside the M25 motorway in north London and benefits from direct access to / from the A1. The freehold property extends to c. 7.4 hectares (18.4 acres) with a further 3.2 hectares (8.0 acres) available by separate negotiation.
The A1 Golf Driving Range opened in 1991 and has been under the control of the current absentee proprietor since 1994. Whilst the business is profitable it has not been operated on a fully commercial basis (as it has been run under management) and offers good potential for commercialisation and growth. The golf shop was let on a short term terminable lease in 2003 to simplify the day to day management of the facility and produces a rental income of £50,000 per annum.
The sale is being handled by Ben Allen from HLL Humberts Leisure’s Winchester Office. Ben Allen said, “The A1 Golf Driving Range is a very well located golf range that will be of great interest to lifestyle purchasers, existing golf/range operators and to those seeking an income producing long term land bank investment. The property currently offers good facilities for golfers, but the opportunities for commercialisation are readily apparent. The key to the A1 Golf Driving Range’s future success will be the enthusiasm and hands on management approach that the new owner will undoubtedly bring to the business. We anticipate strong interest in the opportunity and hope to conclude the sale in a short timescale.”
