The Norfolk Golf and Country Club, a golf and leisure complex with further development potential, has come to the market through Savills Leisure team, at a guide of £1.6 million.

Located in a rural setting in central north Norfolk, The Norfolk Golf and Country Club is a proprietary members’ club which was developed in 1993. An additional health and fitness club was added in 1997. Since then, the current owner has gained planning permission for 15 holiday homes, in addition to building a detached manager’s house.

The Club is set in an overall site of around 159 acres.  It has a wide catchment area encompassing East Dereham, Shipdham, Garvestone, Reymerston,Hingham, Hardingham, Wymondham and Norwich.

The Golf Club offers an 18 hole, par 72 golf course, a 9 hole pitch and putt golf course and an 8 bay covered practice range. The golf clubhouse and health and fitness club occupy two linked buildings. The clubhouse is a single story property which extends to 9,871 sq ft. Alongside a reception area and office, changing facilities and three administrative offices, there is a golf professional’s shop, bar/restaurant for up to 90 covers, a kitchen and a function room with bar for 100 covers.

The health and fitness club extends to 6,900 square ft and accommodates three beauty treatment rooms, changing rooms, a 17 metre heated swimming pool with adjoining children’s pool, as well as a spa bath and sauna room.  The first floor accommodates a small fitness testing room and a main gym.

The property also has a greenkeeper’s building, a day nursery building and a two bedroom manager’s dwelling.

Kay Griffiths, from Savills Leisure team, comments: “The underlying property asset comprises an extensive area of attractive land with an extensive array of buildings, which could either continue to be operated in its current form, or could be put to a variety of leisure or other uses appropriate for this location.

“The holiday home site is only one of a number of opportunities for this site, and we expect interest from a broad range of prospective purchasers. The vendor will also consider retaining the house and holiday home site, which would allow disposal of the golf and country club with a guide price of £1.25 million”
