Midlands golf centre needs new operator

6.35pm 25th June 2003 - Property

FPDSavills Leisure Team in Oxford have been instructed by Packington Estate Enterprises Ltd to seek an experienced golf operator for Stonebridge Golf Centre, Birmingham.

The property has been developed as one of the commercial enterprises on the Packington Estate with the business opening in July 1996. Since then it has been successfully operated by Packington Estate Enterprises Ltd but the company now wish to pass the day to day management to a golf operator.

Stonebridge Golf Centre occupies an excellent location between Birmingham and Coventry with good road communications that lead to a substantial population catchment of 564,744 people within a 20-minute drive.

The primary features of the property include an 18 hole golf course, 6,240 yards, par 70; a purpose built 12,522 sq ft clubhouse and conference centre; a 21 bay floodlit golf driving range with a lake landing area and 2 putting greens; a chipping/bunker practice area; and secure greenkeeper’s facilities.

Close to the existing 18-hole golf course is approximately 41 acres of agricultural land that has planning permission for the development of an additional 9-hole golf course.

This profitable business is operated as a membership/pay and play golf club. There are also 3/4 function rooms that provide good conference facilities and an alternative source of income.

The property is to be let under a 25-year FRI lease and bids are invited on the basis of a fixed annual base rent together with a turnover based annual payment. The tenant will be expected to acquire the fixtures, fittings and equipment upon completion of the lease.

A closing date for offers has been set for Wednesday 6th August at 12 noon at the offices of FPDSavills in Oxford.

Ian Simpson of FPDSavills comments, ‘This is an exciting opportunity for a golf operator to manage a profitable commercial property which is situated in a prime location on the outskirts of Birmingham. In addition to the existing business, there is also potential to develop the property further by the construction of an additional 9-hole golf course, for which planning permission has already been granted.’
