Beaufort Golf Course and Prime Agricultural Land for €2m

95.4 hectares (235.77 acres) of land, including an 18 hole par 71 golf course and prime agricultural land, is for a sale in Beaufort, Killarney, Co. Kerry, Ireland, at a guide price of €2m for the entire. Property consultants, Savills, and Tom Spillane of Tom Spillane & Company Limited, are handling the sale under the instructions of Gearoid Costelloe of Grant Thornton, Statutory Receiver.

Approximately 153.32 acres of the land are in use as an 18 hole par 71, (6,790 yard long) GUI affiliated Golf Course. The course opened in 1995 and was originally designed by Dr Arthur Spring. A recent upgrade was crafted by the renowned golf architect, Tom Mackenzie. The remainder of land is in use as prime agricultural lands laid out in 4 level divisions, with excellent road frontage. Churchtown House, a residential property adjacent to the subject lands does not form part of the sale.

The overall holding had originally been intended to be developed as a Golf Resort, with Hotel & Suite complex, leisure centre and additional residential developments. The only development that has been commenced on site is part of the Hotel & Suite complex, which comprises a shell four storey structure with roofing in place and a concrete frame for the proposed Hotel.

The property is available for purchase in lots. Lot 1, comprising of 82.45 acres of agricultural lands is available at an asking price in excess of €750,000. Lot 2, comprising of 149 acres of Golf Course with hotel and suite complex has an asking price in excess of €1.25m. Lot 3 is the entire property at offers in excess of €2m.

The site has been subject to numerous planning applications with permission granted for a 120 bedroom hotel, 20 residential suites, leisure centre, dining room, bars, conference facilities, 20 detached two storey golf lodges, 2 courtyard developments of approximately 25 units each and a 9 hole golf academy course. Construction of the detached golf lodges, courtyard developments and golf academy have not commenced. The permission for the 20 golf lodges has been extended, however permission for the hotel has lapsed, and a decision on the remainder has yet to be made.

Beaufort is a small village located approximately 10km west of Killarney and is nestled between the MacGillycuddy Reeds – Irelands’ highest mountain range and the world famous Lakes of Killarney. Nearby towns include Killorglin and Tralee, while Kerry Airport is located approximately 18kms from the subject property.

Tom Spillane & Chris O’ Callaghan said, “We expect this holding to generate significant interest as it offers great development potential or agricultural holding. The likelihood is that the asset will be sold in 2 lots, with the Golf Course and Agricultural lands sold separately. However there may be interest in the market for the entire to sell as one lot.”
