Thomson Perrett & Lobb report exceptional real estate demand

Thomson Perrett & Lobb, the international golf course architecture practice founded by five times Open Champion Peter Thomson, reports that demand for real estate at El Ein Bay in Egypt – for which it has designed both the course and the layout of villas, apartments and townhouses – has been exceptional.

The integrated, mixed-use golf development on the magnificent Red Sea coast, was masterplanned by TPL, and has attracted such demand for property that it is virtually sold out.

Yehia El Gammal, business development manager of property developer Galalah, said, “In Egypt a golf course designed by an established international practice can be a key element in attracting buyers to the real estate proposition. The success we have enjoyed at El Ein Bay is due to TPL’s ability to create balance between the value of the real estate and the golf experience, and ensuring that both exist in harmony.”

Thomson Perrett & Lobb master-planned one million square metres of the El Ein Bay development, including site selection and allocation of appropriate land for the site’s mixed uses, including 600 residential units, a 6,100m resort style golf course, practice academy, 120-room hotel and tennis academy.

“The resulting demand for villas, apartments and townhouses, is a direct result of the logical balance TPL achieved in planning for the golf, leisure and real estate components. Each has a special, untouched quality to it, which is bound to set El Ein Bay apart as one of Egypt’s premier golf resorts,” added Yehia El Gammal.

Course designer Tim Lobb, who led the El Ein Bay project, said, “Our focus has been quality holistic design and close cooperation with Galalah to preserve the integrity of the golf course and the appeal of the real estate. We worked hard to ensure the right balance and are pleased that the public has responded with interest in the real estate.”

The residential development and golf course was constructed on 1.7 million square metres of land, and took place in three phases, with 600 units overlooking the ocean and lagoons, and 600 positioned overlooking the golf course. The golf course at El Ein Bay is nearing full construction and is expected to open in 2009.
