Savills has been appointed to market St Margaret’s Golf & Country Club in North Co. Dublin, Ireland. The freehold is offered as a going concern with vacant possession at a guide price of €1.95 million.
Occupying a site of approximately 178 acres (72 hectares), the 18 hole golf course extends to 6,907 yards par 73 and was designed by internationally renowned Irish golfer Tom Craddock and golf course architect, Pat Ruddy. In addition to the golf course, facilities include a floodlit driving range, two putting greens, a practice bunker, 14,122 sq ft (1,312 sq m) three-storey clubhouse and greenkeeper’s buildings. The golf club is located on the north side of Dublin, nine miles from the city centre, accessible from the M50 motorway.
St Margaret’s operates as a proprietary members’ club, with a core group of members and significant income generated from green fees and golf societies, together with associated food and beverage sales. Total turnover for 2013 is budgeted at approximately €800,000 and there is potential to grow the business substantially.
Ian Simpson, director of hotels & leisure services at Savills, comments: “High quality design and construction has allowed St Margaret’s to become one of the best golf courses in the Dublin catchment area, providing an attractive golf landscape which has played host to prestigious events including three international tournaments. The property is currently owned by an overseas investment trust who are looking to rationalise their portfolio and we anticipate much interest from both domestic and international investors.”
In addition to the golf course the vendor is also due to offer for sale an adjoining 48 acre block of agricultural land with two bungalows and a separate 2.2 acre (0.9 hectare) farmyard which offers scope for further development in conjunction with the golf course, or for operation as a private farmstead.
