Retirement brings Cheshire course to market

8.45am 14th October 2004 - Property

Frodsham Golf Club is within three miles of junction 12 of the M56 and is easily reached from the conurbations of Chester and the Wirral (population 430,000), Liverpool and Manchester. The 6,328 yards, 18-hole course (SSS 70) was opened in 1990. There is automatic irrigation to greens and tees and the free draining site offers extensive views of the surrounding countryside.
The modern clubhouse extends over 719 sq.m. (7,740 sq.ft.) with an adjacent car park. There are 585 full 7-day members paying a subscription of £634.50 and there is a waiting list for membership. Sales in the year ended 31st March 2004 were in excess of £780,000 with approximately £444,000 income generated from golf and £322,000 from food and beverage.
The golf professional is employed on a retainer basis. He operates the shop and provides teaching services as his own business and collects green fees in return for a commission. The practice facilities include two practice grounds behind the clubhouse, a practice putting green and a short game facility.
The business was developed by the owners, Mr and Mrs Roylance, in the late 1980s, on land which they had farmed, and has been family-run ever since. The wish for retirement is the reason for sale. Offers are invited for the freehold property and business fully fitted and equipped. The guide price for Frodsham Golf Club – a well-located, attractive and profitable course – is £1.9 million.
