Scottish golf resort put up for sale

Buyer sought for well established four-star hotel and golf venue

The Cally Palace Hotel & Golf Course, a four-star country house hotel located near Castle Douglas in Dumfries, has been brought to market at a guide price £3.25m.

Originally constructed in 1763 as a Georgian mansion house and later converted into a hotel in 1934, the Category A listed property retains much of its original grandeur, featuring a marble-clad double-height reception, ornate public rooms, and elegant period detailing throughout.

The hotel comprises 56 bedrooms across four floors, complemented by multiple lounges, a main dining room, a snooker room, and modern leisure facilities including an indoor pool, spa, sauna, and gym. Across its dining and lounge areas, the hotel offers seating for up to 204 guests, providing a variety of settings for both formal and informal occasions. A self-contained five-bedroom park cottage provides additional accommodation for guests, while there is also extensive staff housing.

Complementing the hotel is an 18-hole parkland golf course, designed by Tom Macauley and opened in 1993. The 6,062-yard course offers scenic views of Cardoness Castle, Rutherford’s Monument, and Cally Lake.

Trading performance has remained strong, with revenue of more than £2m recorded for the year ending December 2024, exceeding pre-pandemic levels. In addition, the property benefits from ancillary income in excess of £40,000 per annum through a biomass heating system, contracted until 2036. Several areas of the estate also offer potential for future development, subject to planning permission.

The Cally Palace Hotel was last known to be owned by Bespoke Hotels, who acquired the site in 2022 as part of their purchase of McMillan Hotels. Colliers, the commercial estate agents handling the sale, said the current owners of the hotel wish to remain private. 

In a statement, the current owners said: “Cally Palace has been a deeply special place for us. Its setting, heritage, and loyal customer base have made it a truly rewarding hotel to operate. After a successful and fulfilling period of ownership, we feel the time is right to pass the baton to new custodians who can build on its legacy and lead the hotel into its next chapter.”
