International real estate advisor Savills has been instructed on behalf of Roxburghe Estates to bring the award-winning Roxburghe Hotel and Golf Course near Kelso in the Scottish Borders, Scotland to the open market, seeking offers of over £3.25 million
Set in 292 acres, the B-Listed mansion was converted into a prestigious 22 bedroom hotel by current owner Duke of Roxburghe, in 1982.
A keen golfer himself, the Duke appointed renowned golf course architect Dave Thomas to design the 7,111 yard championship golf course, which ranks among the top ten parkland courses in Scotland. It has hosted the Scottish Seniors Open and pro-celebrity charity matches featuring, among other high-profile names, HRH Duke of York, Nick Faldo, Colin Montgomerie and Sergio Garcia. Sergio Garcia holds the course record of 66. The European Tour Qualifying School event returns to the Roxburghe in September 2017.
The property also includes a clubhouse with function room. A fishing and shooting school is operated within the grounds of Roxburghe Hotel and Golf Course. Planning consent has been granted for 60 self-catering holiday lodges, a new clubhouse and 10 bedroom dormy house.

Early records reveal a dwelling on the site, which was known as Sunlaws, as far back as 1543. It burnt to the ground in 1770 and a new house was built on the site soon after 1810 but was largely rebuilt after a second fire in 1885.
The Roxburghe was crowned best Golf Hotel of the Year 2017 at the Scottish Hotel Awards. The golf course is listed in the Top 10 parkland courses in Scotland and Number One in the Scottish Borders.
The Roxburghe Hotel and Golf Course is located two miles from the bustling market town of Kelso on the Banks of the Tweed in the Scottish Borders, close to the Scottish/English border. Kelso, renowned for its world-class salmon fishing, is home to Floors Castle, Scotland’s largest inhabited Castle built for the first Duke of Roxburghe in 1721 and is one of Scotland’s five star attractions.
Berwick-Upon-Tweed station lies 25 miles to the east from where there are regular main line train services to London and Edinburgh. The Borders railway runs regular services to Edinburgh from Tweedbank station, 20 miles to the west. Edinburgh and Newcastle are within 1½ hours drive, both served by international airports.
The hotel and golf course have been brought to the open market after a private sale did not proceed due to the unexpected failure to commit by a purchasing investor.
