Savills Leisure team is marketing the Lexden Wood Golf Centre in Colchester at a guide price of £895,000, after it was placed into administration in May 2011.
Lexden Wood Golf Centre offers an 18 hole golf course, purpose built club house, floodlit golf driving range and a large golf equipment shop. In total the site extends to approximately 113 acres.
Remodelled in 2006/7 under the direction of well known golf architect Jonathan Gaunt, the 18-hole golf course offers a first class facility. There is also a 9-hole pitch and putt course, together with a putting green, located close to the golf shop, which is currently let to leading retailer American Golf.
The course has historically operated as a pay-and-play business, taking advantage of its proximity to the A12, to attract passing trade. However, since improvements have been made to the course and facilities, the club has grown its membership to approximately 700 people.
The clubhouse, located next to the driving range, is a single story building covering approximately 1,964 square feet. The bar and lounge can accommodate 50 guests and a large semi-permanent marquee which adjoins the clubhouse provides an events venue for up to 150 additional people.
The purpose built two storey golf shop building extends to 4298 square feet. The ground floor is currently let to American Golf, with a further 13 years remaining on the lease, providing a secure rental income. The first floor provides storage and office accommodation for the golf club. Situated between the club house and the golf shop is a 24 bay floodlit driving range, which opens up into a grass target area enclosed by landscaping.
