French course with permission to expand

12.10am 10th February 2009 - Property

Set in 65 hectares of rolling French countryside, this par-72 golf course is located less than two hours from Bordeaux and Toulouse, and just 30 minutes from Bergerac airport which has six daily flights serving the UK and the Benelux region.

In addition to the mature and challenging course, the golf club also boasts an extensive pro-shop, driving range and clubhouse incorporating a bar and bistro.

Detailed planning permission has been granted for a major development programme comprising a first phase of 94 residential properties, a luxury hotel complex including a spa and fitness centre and a conference centre which would be capable of accommodating up to 250 delegates.

In addition, the current Local Urban Plan allows for a further 20,000m² of development which would allow for a further 200 homes to be built.

Currently, there are a total of 13 holiday-style apartments on-site offering between two and four-bedrooms, as well as a tennis court and swimming pool.

Tenure of the land is freehold and the guide price €10 million.
