The entire property, extending to about 225 acres, includes the Ballesteros course which, as the name suggests, was developed by one of Europe’s most famous golfers, in conjunction with Jeff Howes, in 2004 and is overlooked by the luxuriously appointed 36,000 sq ft club house with its extensive function and restaurant facilities.

Adjoining the clubhouse is Ireland’s only purpose built indoor bowling green which has a potential for a multiple of uses including exhibitions, launches and private parties.

Separately developed and adjoining the village is the Thatch Bar and Sol Orien’s Restaurant which is rapidly becoming a destination in its own right and boasts an ever improving turnover with considerable potential for growth.

Over the hotel spa area are 5 two bedroom penthouse apartments, each overlooking the golf course offering scope to develop the leisure offering. Whilst these units are not included in the sale they are available separately.

The successful purchaser will be acquiring the common areas over virtually the entire development.

It should be noted that the Heritage Hotel and Spa does not form part of the property on offer

“The Heritage Golf and Spa Resort is a magnificent golf and leisure resort with a true championship course with which I am proud to be associated”  Seve Ballesteros

The Ballesteros Course

The course opened by Seve Ballesteros in 2004 with an exhibition match played by Padraig Harrington, VJ Singh, Gary Murphy and John Daly.  The resort has played host to the Irish Seniors Open and the Seve Trophy, the European equivalent of the Ryder Cup.

To create a golf experience that is absolutely world class  they brought together the genius of international golf legend Seve Ballesteros whose illustrious career spans more than four decades and the imagination of renowned course designer Jeff Howes.

This par 72 course, adorned by lush fairways and gently undulating greens, 98 carefully landscaped bunkers and 3,500 trees creates a true test of golfing skills.  Five lakes and a stream breathe life into the course and bring water into play on 10 holes while a variety of tees allow the course to be played from 5,747 to 7,319 yards.

The Par 3 Leix Course

Quite separate from the main course with similar grasses and challenging bunkers occupying about 24 acres is a charming 2,566 yards par 3 course which also adjoins the academy.

The Clubhouse

This luxuriously appointed C.36,000sqft clubhouse was designed to cater for a strong membership and at the same time facilitate an active function and corporate business.

The hall level boasts a spacious reception hall and sweeping staircase and also at this level is the Pro Shop, lavish members bar, visitors bar, seating and dining areas.  The upper level, known as the Seve suite has an open plan layout and the lower level accommodates spike bar, offices and changing rooms.

There is considerable potential to develop a substantial corporate and function business without in any way interfering with the members use and enjoyment of the facilities.

Viewings are strictly by prior appointment through the selling agents, Marcus Magnier of Colliers International, 19-26 Lower Pembroke Street, Dublin 2
