HLL Humberts Leisure, the golf & leisure property specialists, has been instructed by Castle Point Borough Council to offer Castle Point Golf Course to let on a 25 year FRI lease. Annual rental offers are invited for the property, together with a tenant’s undertaking to invest in the upgrading of the facilities. Tenders for the opportunity are to be returned by 19th March 2004.
Castle Point Golf Course enjoys a commercial trading location on Canvey Island, which lies within the Thames Gateway area and is significantly influenced by its close proximity to London, Southend, Basildon and Chelmsford. Castle Point Golf Course comprises an 18-hole 6,096 yard (par 71) golf course (designed and constructed by Golf Landscapes), a 17 bay floodlit golf driving range, a golf shop and separate clubhouse. The business commenced trading in 1988 and is operated as a municipal pay and play facility.
Castle Point Borough Council has identified a number of key objectives for the property, which include ensuring that the course remains a pay and play facility, securing investment in / redevelopment of the clubhouse complex, upgrading of the golf course and the generation of a sustainable rent for the facility. The successful tenant will be obliged to meet these objectives.
Ben Allen BSc (Hons) MRICS, head of HLL Humberts Leisure’s golf agency team, is handling the marketing of Castle Point Golf Course. Ben Allen said, “Castle Point Golf Course is a well located golf business that has historically been subjected to fragmented management and operation. The new lease will enable the business to be operated as a single entity, which should ensure the future success of the golf course. Once redeveloped, Castle Point Golf Course will be able to take full advantage of its strong trading location.”
