Argentario unveils new villa rental properties

Argentario Golf & Wellness Resort in Italy has launched a number of new luxury villas which are available for holiday rental from July.

The luxurious Argentario Villas at the popular coastal Tuscan resort range from three to six bedrooms, with the latest properties constructed in the four-bedroom Maremma Cottage and six-bedroom Hills Lodge configurations.

The villas feature the ‘Lagoon Bay’ interior design concept that encapsulates contemporary country accents, historical prints on the walls, and marine or retro light fittings. The light-filled properties are enhanced by brushed oak wood floors while the bathrooms exude elegance in grey and black. The black-wood kitchens include industrial details and high-end KitchenAid appliances while the teak terraces are furnished with stylish outdoor pieces and complemented by thoughtfully designed lighting.

As part of its environmental credentials, the villa project embraces sustainable luxury by utilising eco-friendly materials, smart energy-efficient systems and advanced solutions such as thermal walls, solar panels, green roofs and rainwater collection for irrigation.

In terms of further supporting the Monte Argentario promontory and its community, the resort aims to extend the tourist season with the establishment of the 22-villa collection and so create long-term job opportunities for local residents.

Designed for those seeking an exclusive residence with the benefits of a five-star resort, the villas can be enjoyed as a private retreat or rented out when the owners are not in residence, again generating a positive economic impact on the region by drawing more people to the resort.

Four remaining villas are available for purchase at prices ranging from €3.2 to €4.5 million, with the other 18 villas already sold to Italian and international owners. Currently, the average occupancy for each villa exceeds 170 room nights per year, generating an average rate of €2,500 per night.

Owners receive a net 50% share of the rental income, while the resort retains the remaining 50%, covering all management costs including agency fees, Marriott royalties, utilities, and housekeeping services.

The completion of Argentario’s villa complex in June this year coincides with the staging of the 82nd edition of the Italian Open, a regular event on DP World Tour, at Argentario Golf Club from June 26-29.
