8.21am 28th October 2011 - Property

World of Golf New Malden, one of Europe’s most popular golf centres, is being marketed for sale by leisure sector specialists Christie + Co.

Set in nine acres, World of Golf is situated just off the A3 and is easily accessible from Central and South West London. The centre provides a two-tier, 60-bay driving range, as well as a host of other leisure facilities. The state-of-the-art driving range looks out over a floodlit course and has an automated ball retrieval system.

With 26 heated driving range bays at ground level and eight bays dedicated to training and sampling the latest products, World of Golf attracts visitors all year round. From here, eight PGA qualified golf instructors are available to offer lessons. Teaching aids include an interactive video coaching studio where golfers, in tandem with their teachers, can analyse and improve their game.

One of the centre’s most popular attractions is its Jurassic Encounter Adventure Golf course, which opened at New Malden in 2008. The 18-hole course features nine animatronic dinosaurs, testing skills while providing great family entertainment.

World of Golf New Malden also has one of the busiest golf shops in the country, offering an extensive range of golfing equipment, clothing and merchandise. The store is operated by American Golf on a long lease. In addition, the site is host to a Costa Coffee franchise which is also licensed to sell alcohol.

The site includes an area of approximately 1.75 acres which may be suitable for further leisure based development, subject to the necessary planning permissions.

Jon Patrick, Director and Head of Leisure at Christie + Co, says: “World of Golf New Malden is a very profitable and extremely popular leisure business, thanks not only to the sort of high quality facilities that experienced golfers demand, but also to the range of entertainments available to all the family. With its mix of income streams including a sizeable rental income and high profile freehold location within the M25 we expect the business to attract significant interest from property investors, high net worth individuals and existing leisure operators.”

World of  Golf New Malden reports current year EBITDA approaching £1,000,000. Christie + Co is inviting offers for the freehold.
